What is happening at Bellambi Estate?
The NSW government has plans to demolish the existing homes at Bellambi and replace them with 3 to 6 storey apartments and a shopping complex.
Of the proposed 2500 new units, only 30% are zoned for “social housing”, an umbrella term for public and privately managed community housing.
When will this happen?
We don’t know. Homes NSW and the government only say “in the next 15 to 20 years”. The rebuild could start in a few months, or it could start a decade from now.
Is the plan finalised?
No. The changes to local building regulations have been approved, but the plans for demolition and rebuilding have not yet been submitted.
Will we be able to stay in Bellambi?
Only if you accept a unit. Homes NSW projects that there will be up to 750 social housing units after the rebuild, but they have not committed to like-for-like replacements.
This means if your standalone three bedroom house is knocked down, you may be offered to “return” to a one or two bedroom flat.
What can we do?
We don’t know if we can stop the plans to rebuild Bellambi Estate. But we do know that if we don’t fight back, we will lose.

Homes NSW must give you a written warning 6 months before they can force you to move.
